How do you calculate tenancy agreement stamping fee?

This is according to a fixed schedule!
We as tenants can't run away from it!

Here's how you calculate:

Say for example your rental amount is MYR10,000 and it is for one year:

So the formula will be:

MONTHLY RENTAL X 12 - 2400 / 250 , PLUS 10 FOR ONE YEAR TENANCY

NOW IF IT'S TWO YEARS, this calculated amount will be TIMES TWO;

IF IT'S MORE THAN THREE YEARS, this calculated amount will be TIMES FOUR;

SO, LET'S JUST CROSS CHECK WITH YOUR CALCULATION IF IT'S CORRECT:

FOR ONE YEAR:
481

FOR TWO YEARS:
952

FOR MORE THAN THREE YEARS:
1894

Here's a timeline i work out for a foreigner to buy a property in Wilayah Persekutuan:

Assuming:
Offer made is 1 Jan
Offer is accepted on 2 Jan

During this period I would suggest the purchaser to settle his loan application and approval.

Meanwhile
SnP is to be signed within 20 working days approx 1 month: ie 27 Jan 2023 or earlier.

Foreigner consent then starts kicking in from this date.

How many days we can safely say for it to be approved? 90 days to be safe.

Also, upon approval, only we start to count the usual "90 days to settle 90% balance amount".

Let's just have a quick idea of it's location first in this intro.

KL Metropolis is a 75.5-acre mixed development situated nearby the Kuala Lumpur Courts Complex in the district of Segambut, Kuala Lumpur, Malaysia.

This RM21 billion development is envisioned to become the leading centre for international trade and exhibition of Kuala Lumpur, similar to the Tun Razak Exchange which on the other hand will become the city's new financial district. It will consist a total gross floor of 22,800,000 sq ft (2,120,000 m2).

KL Metropolis will integrate trade, commerce, living, and transport in one bustling hub located within the big city which will be built in stages over a duration of 20 years.

What Is Debt Service Ratio (DSR)?
The DSR meaning can be put simply as "a method used by banks to calculate
whether or not you can afford the loan you’re applying for".

In terms of a home loan this formula helps the bank to estimate how much you can afford to fork out for your monthly instalments.

Based off your monthly net income and the total fixed debt you have to pay each month for your student and car loans etc, banks can see for themselves if the property you’re trying to obtain is within your financial limits.

Now Every bank has their own distinct requirements depending on the individual.
So while some banks may accept a DSR of as high as 80%, others may only allow 50%.
Also every bank might have slightly different way of calculating the DSR.
But this should be sufficient to kick start your understanding of this jargon.

What Are The Types Of Home Loans Available?

The 3 main home loan categories offered in Malaysia are:
1. term,
2. semi-flexi, and
3. flexi loans,

What are the differences?

With each having a different way of processing the instalments and interests:

Term loans
have a fixed repayment schedule,
don’t usually allow you to reduce your loan interest with advance payments.
And if you want to withdraw from the additional payments you made, you won’t be allowed to do so.

Semi-flexi loans
allow you to pay extra money whenever you like, to lower the amount of interest charged.
You can also request to withdraw from the additional amount you paid, but a processing fee will be charged.

Flexi loans
are similar in nature to semi-flexi loans,
except that these are linked to your current account,
and the instalment amount is automatically deducted every month.
If you make any additional payments, you’ll be able to withdraw from them whenever you like.

Obviously different banks will creatively package it to suit. But the above are the main types of loans you will expect from the banks.
